The current referral application is intended for service members, veterans, and military spouses. Other military-connected eligibility should be confirmed with PCS JOES before applying.
Referral applications are currently closed for Los Angeles County, San Antonio/JBSA, New Braunfels, and Fayetteville/Fort Bragg. Availability is subject to change.

Review these expectations before applying. Keep required acknowledgments and optional communications consent clearly separated.
Communication Standards
- Respond promptly to new lead notifications and make timely first contact.
- Keep PCS JOES updated once you have contacted a referred client.
- Respond to PCS JOES communications promptly and professionally.
Contract & Closing Updates
- Notify PCS JOES when a referred client is under contract.
- After the option or due-diligence period, provide the executed contract, MLS sheet, scheduled closing date, title company and representative contact details, and the other brokerage and agent’s contact details.
- Report changes to the closing date.
- Provide the final settlement statement within 24 hours of closing.
PCS JOES Military Bonus
For buyers, apply the PCS JOES military bonus toward closing costs where allowed by lender, state, and local rules. For sellers, apply the bonus upfront as a listing-fee discount, subject to applicable requirements.
Does Applying Guarantee Referrals or Acceptance?
No. Applications are reviewed for fit and market availability. Approval and referral volume are not guaranteed.
Do I Need to Change Brokerages?
Not to apply to the referral network. Joining the real estate team is a separate opportunity with its own terms.
